ZONING TEXT AMENDMENT NO. 348-4

NOTICE IS HEREBY GIVEN that the City of Flowery Branch City Council is considering an amendment to the Zoning Ordinance (Ordinance No. 348). Ash Patel, on behalf of Lakeside Hospitality LLC., has filed an application pursuant to Article 33, Text Amendments, Section 33.2, Initiation of Proposals for Text Amendments, to amend Article 9, Nonresidential Zoning Districts, as it relates to Table 9.2 Dimensional Requirements for Nonresidential Zoning Districts, as described more fully below. The proposed amendment would amend Article 9, Table 9.2 Dimensional Requirements for Nonresidential Zoning Districts to provide for an increase in building height from 45’-0 to 60’-0, increase building stories from 3 stories to 5 stories and increase the floor area ratio (FAR) from 60% to 85%. This amendment includes revisions to Section 9.5 and Table 9.2 of Article 9 and or to other articles of the Zoning Ordinance to accomplish consistency with the proposed change, including but not necessarily limited to Article 2, Definitions and Interpretations.

NOTICE IS HEREBY GIVEN that a public hearing will be held before the City of Flowery Branch City Council to consider the amendment to the zoning ordinance, as indicated below:

This matter will be scheduled for consideration and first reading by the Flowery Branch City Council to approve the ordinance amendment on September 19, 2007 at 9:30 a.m., and the second reading is tentatively scheduled for October 3, 2007 at 9:30 a.m. in City Hall Council Chambers. The Flowery Branch City Council has the authority to revise the language of the proposed amendment considerably and may do so as appropriate during first and second readings of the ordinance.

PERSONS INTERESTED IN THIS MATTER are invited to review the application for amendment to the zoning ordinance which is on file with the City Clerk of the City of Flowery Branch and to attend the public hearing at the date, time and place provided in this notice, to express their opinion on this matter.
